5 Signs You Need a New Roof
Your roof protects everything underneath it. Catching problems early saves money and prevents water damage to your home.
1. Shingles Are Curling or Buckling
When shingles start curling at the edges or buckling in the middle, they're past their prime. This happens from age, poor ventilation, or improper installation.
2. Missing Granules
Check your gutters. If you see a lot of granules (those sandy bits), your shingles are breaking down. Some granule loss is normal on new roofs, but heavy loss on older roofs means trouble.
3. Daylight Through Roof Boards
Go into your attic on a sunny day. If you see light coming through, water can get through too.
4. Sagging Areas
A sagging roof deck indicates structural problems. This needs immediate attention - it won't fix itself and will only get worse.
5. Age
Most asphalt shingle roofs last 20-25 years. If yours is in that range, start planning for replacement even if it looks okay from the ground.
